Building Inspections

Your inspector will work systematically through the building in accordance with NZS 4306:2005 requirements - limiting the risk of missing problems that may cost you money in the future. Items identified as possible problems are detailed with recommendations allowing you to identify possible upcoming costs.  

Photos and notes are taken and uploaded to our cloud software - which also follows NZS4306:2005 - and prompts for evidence, notes or common problem areas - as the inspector works to ensure nothing is missed and any items of concern are clearly outlined in the report with photo evidence.

The 8 areas your building inspection includes *

Exterior roof

Where reasonable access allows, the roof is inspected with notes on roofing condition, concerns and / or maintenance required on the roof including. corrosion, deterioration, gutter and spouting concerns.

Interior roof cavity

The roof cavity is checked (when reasonable access is provided) for major risks including, structural elements, insulation signs of water, ducting, alterations and workmanship.

External wall cladding

Cladding is inspected on all visible areas noting signs of leaks, maintenance, cladding condition, detailing, joinery, flashings, downpipes, workmanship and functional issues. Photos and notes detail visible concerns for further investigation.

​Foundations and subfloor

Subfloor inspection is completed when reasonable access allows including notes as relevant on foundation material, cracking and deterioration, ground conditions, maintenance that may be needed, alterations and state of insulation.

Building interior​

  • Inspection includes kitchen, bathrooms, bedrooms, living areas, flooring, fixtures, fittings and workmanship.

  • A moisture meter may be used where deemed appropriate to provide supportive evidence of water ingress.

  • Inspections of the building systems are outside of the scope of our report. The inspector will, however, conduct a cursory visual inspection of:

    • the hot water system (including notes about the circuit breaker)

    • the plumbing system

    • the electrical system (including testing the accessible power points and lights in each room)​

  • Please note the inspections of the building systems will only be the opinion of the Inspector, who is not a qualified plumber, electrician or gas fitter.

Weathertightness

Weathertightness (commonly referred to as leaky homes) is investigated and supported by information including, moisture meter results, cladding, flashings and junctions, soffit depth, building structure and wind zone.

 

Plumbing and electrical services checking to damage, signs of leaks.

Pest and potential hazard​

Throughout the investigation, your inspector will look for signs of pests, infestations and other potential hazards i.e. bora, termites, mould, mildew. If visually indicated, these are noted and included in the report for further investigation.

 

Site

The inspector will complete a site inspection to check for issues that may cost money in the future including, fencing, outbuildings, ​​​​
